Will renovating your kitchen add value? The kitchen is the heart of any home and transforming it into your ‘dream kitchen’ will result in a huge increase in the resale value of your home. The kitchen and the bathroom are the first rooms that potential home buyers look at and homes with renovated kitchens and bathrooms invariably attract a significantly higher price. Modernising your kitchen and bathroom so that you can enjoy them more will ensure that your house becomes a home. So if you are looking to sell your home, a full kitchen (and bathroom) renovation done with the highest standard of workmanship, is a must. And this is where Yes I Can Project Group comes in!
How much does it cost to renovate a kitchen in Sydney? At Yes I Can Project Group, we offer both partial and full kitchen renovation packages.
We refuse to cut corners and only use the best products and quality tradesmen: builders, electricians, tilers, plumbers, carpenters etc so that we can we ensure that the finished product measures up to and even excels the current industry standards – the best of the best – which is what, you, the home owner, expects. There are several major steps involved in transforming your current kitchen space into the kitchen of your dreams through a full kitchen renovation. And there are also many variables from the size of the kitchen, to the current layout, to the scope of work, to the construction of your home, to the materials being used, to the quality and the cost of the new fittings and fixtures selected (electrical appliances, cupboards and cabinets, bench tops, flooring, plumbing and lighting fixtures, splashback etc).
PRICING: Partial renovation: $6,000-$10,000; Basic package for full renovation (no major structural work such as wall removal etc): $15,000-$20,000; Deluxe package: $20,000-$35,000; Premium package: $35,000-plus. Please note that Yes I Can Project Group can offer finance and we also provide a 15 year Warranty (excluding appliances). Please also refer to Question 10 (How does the $25,000 HomeBuilder Grant work?).
How to save money renovating your kitchen? We will offer you the option of a full or partial kitchen renovation and we can provide you with a quotation for both alternatives (please refer to PRICING in question 2). Specific examples where you can save money include where the basic layout of the kitchen does not change (same walls, doors, plumbing etc); the cabinetry does not change; a basic stone is used and cheaper appliances are to be installed.
Some Do's and Don’t's when renovating your kitchen? Always used qualified and experienced tradesmen (builders, plumbers, electricians, carpenters, tilers etc) for every aspect of the job. Ensure that all contractors are licensed and insured. Do not attempt to do the work on your own. Never under-estimate the cost of additional work (rendering, plastering, electrical work, plumbing etc.). Check the reviews of any company quoting for the job, as well as asking to see examples of their completed projects. Enquire if Australian or overseas materials are being used. Do not use cam locks/flatpack cabinetry. Ask what kind of drawer runners and fixtures are being used. We recommend Blum fittings and fixtures.
What are the main steps in a full bathroom renovation?
-The design stage.
-The strip out: removing existing cabinetry and structural work if required, moving any doors, walls, fixtures etc if required.
-Licensed plumber to move any plumbing to new area if required.
-Licensed electrician to move any electricals to new area if required.
-Sheeting or rendering work as required as when old tiles are removed, it damages the walls.
-Flooring.
-Installing cabinetry.
-Setting up benchtop.
-Installing the splashback.
-Final electrical fitouts.
-Final plumbing fitouts.
-Painting and finishing the carpentry.
-Final clean-up making any adjustments as required to complete the job.
How long will the kitchen renovation take? The amount of time required to renovation a kitchen depends on many factors and the timeframe will vary from kitchen to kitchen. Whether the items are standard or custom-ordered, the scope of work, the size of the kitchen, whether the materials required are readily available and the requirements of the actual design of the kitchen all must be taken into account. If the job is relatively straight forward – ie, the actual layout of the kitchen is not going to be changed - there won’t a lot of customisation or building work involved, so the project may be completed in as little as 2-4 plus weeks for an average sized kitchen. However, fully renovating larger kitchens - making structural changes, reconfiguring the floor plan, taking out walls etc – will obviously add to the timeframe considerably and you may be looking at up to 8-12 weeks plus. Having stone imported from Italy often constitutes a delay.
Can I renovate my kitchen myself? Fully renovating your kitchen is definitely not a DIY project. You may be able to paint the cabinetry doors or take care of items like the splashback and counter tops if you have the skills required, but even though you may fancy yourself as being handy around the house, most aspects of a full kitchen renovation require the expertise of fully qualified tradesmen. Trying to cut corners by tackling areas of the renovation for which you are not professionally trained invariably ends up costing a lot more than you have budgeted for, as you will have to call in an expert to rectify issues which may be pre-existing or which you may have, in fact, caused yourself. A fully renovated kitchen transformed by professionals should last from 20-50 years.
Can I make suggestions for design ideas for my kitchen? Absolutely! We welcome your input so we know what you want your dream kitchen to look like and then we can expand on your ideas and develop further concepts. Your remodelled kitchen should be a beautiful but functional space designed around your needs and we want your input into every aspect of it - colours, fixtures, finishes, appliances etc. If you are unsure of the exact design you prefer, our professional designer will draft up a design tailored to your kitchen space. Whatever your taste and style, we’ll have a combination to suit.
Is a kitchen renovation tax deductible? The Australian Taxation Office classifies home renovations – including kitchen and bathroom renovations – for a rental property to be capital improvements which home owners are able to claim for, but not in the same financial year as the project was completed and paid for. Depreciation and costs incurred during the renovation will be taken into account in the following years. Please consult your accountant for more detailed information.
How does the HomeBuilder Grant work? The Australian Government has announced grants of up to $25,000 for couples or individuals looking to renovate their homes. In order to be eligible for the HomeBuilder grant, your property must be valued at no more than $1,500,000 and you must outlay at least $150,000 on your renovations. Couples with a combined income of $200,000 or less (or singles earning $125,000 or less) are eligible for the grant. To make this grant more accessible to you, Yes I Can Project Group can offer finance and don’t forget that we provide a 15 year Warranty on all full kitchen renovations (excluding appliances). The $25,000 maximum Homebuilder Grant expires on December 31,2020 but there is an extension period from January 1, 2021 to March 31, 2021 for which the maximum grant is $15,000.
